The hippy hills of Byron are alive!

The hills of Mullumbimby in the heart of the Byron shire are alive with the sound of home construction. Tallowood Ridge, a residential community on the outskirts of the town dubbed “Magical Mullumbimby” is bucking the trend by thriving in tough economic times.

Yet three years ago Tallowood Ridge was a battleground.

“The Council at the time fought just about everything that came to them”, said Tallowood investor Christopher Dean. “Byron Shire enjoys a far more conciliatory Council now and I think the broader community is starting to appreciate the shift”. Christopher Dean and his brother Peter are perhaps best known for Thursday Plantation, Australia’s iconic tea-tree business which they founded in 1979. They sold the business in 2006 and looked to invest in the area they loved.

The brothers, two of ten original passive investors in Tallowood Ridge, watched on as Tallowood Ridge endured these public battles. “It was a great project, this should not have been happening” said Christopher. So, along with their fellow investors, a collection of baby boomers who were all retired or semi-retired and enjoying the pleasures of the Byron lifestyle, they enlisted further investment and negotiated an active role in the re-creation of Tallowood Ridge.

“The GFC has brought the passive investor to front stage” said Steve Connelly of Planners North, Tallowood’s Town Planners. Connelly is behind some of Byron’s most public approvals, including Splendour in the Grass’s new home at North Byron Parklands. “Tallowood is an example of the passive investor coming out of the closet to inject life and capital into tough projects. The turn-around has been phenomenal. The old hippies have stepped up to the table and reinvigorated some old fashioned ideas. And boy it shows”.

With an average age of 62, the investors meet in their homes over coffee and the fruits of the morning farmers’ market to discuss planning, marketing and community issues.

“Meetings tend to take longer with this group and there are more of them” said Connelly. “Whilst they have all designed their own homes, they are not developers. But overall the process works. They spend time talking to neighbours and residents. Sometimes I wonder if they get sick of hearing from the investors. They’re providing affordable land for battlers as well as the Byron Bay escapees and they genuinely respect the land”.

In a recent move designed primarily to preserve potential koala habitat, the owners submitted a rezoning application to Byron Council which achieved 100% support from Councillors. The 65 hectare site is now proposed to allow for only 40% residential development, with 32% of the site offered up to be under the strict 7(b) Environmental Protection zoning.

Tallowood Ridge residents include renowned comedian and writer Mandy Nolan, CEO of Rainforest Rescue Kelvin Davies and Roe Ritchie, Producer of the Children’s television series The Grimstones. One of the community’s drawcards is its NBN broadband coverage.

With 17 lots sold since October and only four lots remaining in the current Stage Two, Tallowood Ridge is the most popular estate in the region and one of the most successful in New South Wales. Land is priced from $243,000 – $279,000.

Nahko will perform at the Byron Spirit Festival Launch

This Saturday, 16th February, the magic of the Byron Spirit Festival will shine at Tallowood Ridge in Mullumbimby, where they warmly invite the whole community to a Festival Launch and sneak peek.

“Please come and enjoy a taster of our festival on this scenic site,” said the Byron Spirit Festival’s Gil Plesser. “We have prepared a special selection from our program to showcase and share”.

A free yoga class will commence at 8:15am, with the first twenty participants receiving gifts of Divine Goddess yoga mats. Internationally celebrated troubadour Nahko will perform, Grind Coffee will provide fine coffee and teas and Open Table will delight with their nutritious food.

The Launch will culminate in the Golden Pass Prize Giveaway, with two Byron Spirit Festival Double Passes, gifts from Crystal Castle, a festival CD pack and other surprises being given out.

“Tallowood Ridge was thrilled to become a sponsor of the Byron Spirit Festival” said Christopher Dean. “I attended last year and was blown away by the energy of the festival and the high calibre of presenters and performers. This event is an absolute credit to our region”.

8:00 – 11:00am this Saturday 16th February, Tallowood Ridge Mullumbimby.

All ages are welcomed. To get to Tallowood Ridge take Left Bank Road 800 metres out of Mullumbimby. Turn right into Tuckeroo Avenue and follow to the end.

The Byron Spirit Festival will be held 1 – 3 March in Mullumbimby.

Tallowood Ridge residents celebrate


The first get together was held recently for Tallowood Ridge residents, with current and future residents gathering in the community park to celebrate Christmas and welcome in the new year.

“The party was great” said Mark Evans, who has purchased lot 2 in Tallowood Ridge with his partner. “We are not living on site yet so it was great to meet the neighbours. We are just looking forward to living in a community where we can build something together. It’s really exciting for us to finally move somewhere where we can actually feel part of the community”.

Close to 40 people attended the gathering, enjoying a barbecue put on by owners of the community.

“This is the start of real community caring and sharing” said Chair of the owner’s team Christopher Dean. “At the heart of any community is a regular meeting between the residents sharing their successes, airing concerns and bringing energy to community needs. It is hoped that this will be the first of many regular sessions that will help bond the community into a real heart centred place for all residents. It was perfect to start this on the day our new play park was opened”.

Tallowood Ridge has experienced unprecedented interest over the past few months, with eight sales taking place since October. All these buyers except one were from the Byron shire, with three lots going to investors and the remaining four being purchased by locals intending to move into Tallowood Ridge.

A family from Perth attracted to Tallowood’s NBN coverage have purchased within the community and have enrolled their children into Mullumbimby’s Shearwater Steiner School.

Land at Tallowood Ridge is priced from $233,000 for an elevated lot with breezes and killer views.

Tallowood Ridge owners relentless


The collective of owners of Mullumbimby’s Tallowood Ridge community have been relentless in their pursuit of research and feedback. Over the past three months they investigated possible land use options, current resident feedback and national and international trends in residential living.

“We’re a passionate lot” said Tallowood Director Christopher Dean. “A lot of information we gleaned over these past months confirmed what we already thought, however new information has come to light which has been invaluable. For example, we are keen to incorporate some kind of community meeting place, as well as the childrens’ park, and are now wiser regarding how to position such a facility and what elements may bring the most value to residents”.

A day long seminar for Tallowood owners and consultants was held in September at the Lennox Head Cultural and Community Centre. Speakers included Australia’s leading urban design firm RPS Group, who outlined the latest trends in residential communities, focusing on what is working and what isn’t. Local urban designer and landscape architect Ian Oelrichs discussed the need to define what a community stood for and Christopher Dean closed the day with a group meditation and visualization.

In October prominent national market research expert James Cowley met with Tallowood Ridge residents at the home of Mandy Nolan. Mandy was the first to complete her home in the community. She invited a number of other residents to meet James and provide feedback on why they purchased in Tallowood and how they would like their community to unfold.

“Mullumbimby is the community that I moved to the North Coast for” said Mandy Nolan. “It’s a very engaged, vital community and there’s so much access to entertainment – ukulele nights, comedy nights, the Mullum Music Festival. We fell in love with the land and the whole concept of Tallowood Ridge straight away. The vibrancy of Mullum is built on the people who live here”.

One project being investigated is a small technical hub. “It’s early days” said Tallowood Director John Bennett, “however there may be some scope to use a few lots for a hub where like minded people can mix and work together. Having the region’s first NBN coverage and also being a part of the forward thinking, creative Mullumbimby region make this an idea we just have to explore”.

Land at Tallowood Ridge is priced from $186,000 for a 493m² near level block on a quiet street.
